The problem you have is; if you really want to know how well the heating and cooling system is, and the condition of the roof, plumbing and electrical system then you need to hire a plumber, electrician and roofer because believe it or not general contractors do not specialize in those trades unless they have a license specific for each or any of those trades.The problem I run into when calling contractor for inspections is I get a lot of b.s..

So long story short, in the past 1.5 years, we have renovated 9 of the 24 units, installed new roofs on 3 of the 6 buildings (this was known at purchase), and replaced 8 HVAC systems. 

Be nice, focus on the growth and reputation of your company, and use the legal system as a way to be "mean." 

The rules are different,  quebec ,are though in environmental rules. permit are not complicate the city hall will support you .its very expensive land over there.they are more into condo building than apartments. loan system is shorter and go with arms

I suppose the sprinkler system could be converted to drip irrigation and we could have some nice low maintenance plants installed along with granite.

Put your money in your first property, not a "teach all" workshop system, as they will be selling a $40K mentorship in the end (not worth it).

In most cases, if someone discovers you're serious about taking this through the court system, they'll try to get things resolved without having something on their background.

With the right tools and systems in place, you should be able to achieve this with only a few hours per month.
