I was going to run an STR in the home and he would enjoy a higher rent than from a regular LTR rental AND he would have the property managed too.All was going beautifully.

Hi,I have property with a PM....as part of the agreement any late fees go 100% to the property manager.......my tenant moved out without paying last month's rent and the property also had a bit of damage and repair expense (3-4x monthly rent.) 

I had desisted of the idea of house hacking due to the fact that most small multifamily properties are  the most desirable areas(based on my experience).

This firm specializes in representing landlords doing evictions in Colorado and probably does 80% of all evictions in Colorado.Sure, doing the first "year" as an 11 month lease might help address the new tenant in perpetuity but after the first 12 months they are your tenant as long as they want to stay (with the exceptions allowed by the law).

But is this not in a big way defrauding banks  lenders or property owners managers when they pull credit on this person.

No - "DSCR Loans" are for residential investment properties only (with only a very minor exception for small mixed use properties that are majority residential in nature in every way)

(going from 6.75 to 5.5-5.75) What I fear is that this forces me to stay in the property again for another 12 months.
