People always ask me about renting vs selling, and I like to get other people's perspective, because I personally am a huge fan of renting.

@Alan Grobmeier - thats the perspective I was not able to see - PM, vacancy and CapEx do make up for a decent chunk of the expenses.What home warranty companies take care of repairs and stuff at a nominal cost?

We do complex real estate deals using leverage, while managing and shifting risk to generate double digit annual returns. 

Demand would have to be constant (stagnant) for supply shifts to explain 100% of market price. 

Every one I know who deals in real estate just tells me to continue saving and wait for a market shift here in the Bay Area, to invest close to home.

From my perspective, this is the seller's problem, not yours.
