I am a Realtor in Redding, CA and there are a lot of STR here, housing medical professionals, tourists, and students from a local ministry school.

If you later end up in court, then who looks more reasonable - the landlord that moved and stored the stuff for 30 days vs the tenant that abandoned their stuff, OR the landlord that just threw everything out because they were under the impression the tenant didn't want anything vs the tenant that provides a plausible excuse for not getting their stuff (medical emergency, whatever)?
