Building can be a long process depending on the state and county you're in.

For me it is about long term planning and I am fine with slow and steady of buy and hold. 

7 land flips, 2 purchases for long term rentals and 2 wholesale deal closed.

Now that they are growing again, affordable supply (in terms of single family homes) can no longer be added due to labor and material costs.

Any help is greatly appreciated, and I am also not looking to outsource to anyone, so thanks for wanting to inquire, but please provide some help alone if you have any**Also side note there is not even comps for long term rentals in the area either, I am a realtor and have never seen something like this, I even went years back to see. 

You could also lock yourself up into a contract that is not in your favor for too long and miss out on other opportunities. 

And also keep a nice chunk of change in reserves or very safe short term investments.

They just get help so everyone hating on this post if you have nothing nice to say, don’t say it at all because you have no idea what you’re talking about in terms of what I’m doing, all I can tell anyone who wants help is how I do what I do and help them find markets just like it.

Like everything else in Real Estate, you just need to negotiate the terms, length of loan, interest rate, early payoff, etc.
