if Not, how long would one have to rent out the personal residence (treat as a rental and hence a like kind) in order to then qualify as "like kind" for an exchange.My dad has a house in suburbs of Boston and isnt selling soon but would be good to know how to dispo if he wants to do a 1031 eventually...Any help from the BP congoscienti would be fantastic.Thanks in advance.

We as a community tend to let things go because it "isn't worth the hassle" but this attitude is often responsible for the continuation of this kind of behavior and you would be providing a valuable community service.
