I have same issue so i have restricted it in all leases  I suggest put in lease they can use other forms of weed ie food, lotion, pills, etc but not ignition nor anything that creates spark or ignites like cigarettes etc.Also i tell all my tenants that my banker (and my insurance company) says my loan is fdic insured and thus is using federal law which requires me via my loan and bank not to allow any weed or federally illegal substances on property.Also posted signs at all entrances.

*Bonus question*I have heard that moving a home can restrict loan options when trying to sell; specifically with an FHA loan.

Prior to vacation renting please check out your local regulations and restrictions on vacation rentals as some areas dont allow short term rentals.   

There is a current bill that, if passed, would restrict short term rentals, but it is not expected to pass.

We did a deal a couple years ago for CMBS and the principals had $1 million in a liquid account, which still wasn't sufficient, also they will have the ability to restrict cash flow/distributions/operating cash, etc. per the term sheets. 

Also, If I'm renting out one private room, I will probably not restricted to short term hosting rule (180days) in San Jose, because i will be present all the time. is this correct ?

The website talks about younger family’s and I know someone who lives in the community so there isn’t an age restriction.
