steve k, no, i do not take the lowest bids every time. the reason the last two guys were lower than the rest was because i have worked with them in the past. the brick guy does excellent cement/brick work and he just happened to be there when we got the latest house.i just want a fair price. i had a guy give me a quote for drywall, doors, tile bath and shower 800sq ft basement for 6k. and that's labor only. i buy all the materials. of course i think this is insane to do drywall, 10 doors and tile a shower for that price.john, normally i supply the materials and they just charge for labor. when i get a quote that shows me that they are making $50+ per hr (since i know how long it takes to do the job) really ticks me off. how much do your contractors make an hr?

Home Depots/Lowes have been hit or miss for me whenever I go to purchase something.My area doesnt really have much in the way of independent "full" lumberyards, but over the past few years I have found some of the "niche" suppliers - a molding & trim store that has wicked pricing, a yard that sells drywall & masonry supplies, another that does roofing stuff, etc.

Good point Jason, lenders will not seperate you from your busienss.Using credit cards in your LLC might get you an account at the local business supply store, it's practically ignored in RE financing, the credit line is simply not sufficient.The best way to obtain credit in the LLC is to make money and show the ability topay the debt!

I'm also going to try to go one step further and coordinate the front porch furniture cushions to get the entire curb appeal "package" look.
