Just make sure you do your due diligence (or have a professional help you with it) so you know what you're getting - ie, ensure you don't have easement encumbrances, floodplain issues, utilities, etc.Best of luck!

Feel free to reach out I see OOS investors get completely ripped off many many times . 

They feel the need to tell me they’ve been there 9 years and that they know their tenant rights in every interaction I have.

The jomax location has more of a rural feel where lookout mountain is completely built out.

The other primary time requirement is tenant interviews and screening; which I feel could also be out sourced with a pre-made script (at least the initial phase of tenant screening).

As a new investor I feel very scared about other people claiming to be experts or "have my best interest".
