I've been an agent for 2+ years and passed the state exam the first time.  

In fact, I just passed a Section 8 inspection a week ago - the cash keeps flowing in!!  

If it's a good enough deal for you to sell to a wholesaler, it presumably is good enough for you to fix and flip.Before you pass it up really look at it,  when you continplat putting your own money down the deal just seems to get very real.  

They also may want the property to season for a period of time, meaning they will only lend after 3,6,9,12 months have passed from when you purchased it.

This particular company doesn't do coming soon or in renovation signs so I provided the leg work, got the buyers to inspection and just passed them off to the agents.
