How do I bill electric with one meter?
I am purchasing a single family home which has a in-law/studio apt. built in the 2 car garage in a great location and the best school district in the area. I can get about 1500. /mo for the 3 br and around 550. For the studio.
The issue is that I would love to rent the whole thing for 2050. /mo to one tenant(maybe someone with a parent living in studio/garage). I'm not sure that I can find someone to the pay that much for the whole house.
If I can't find someone to rent the whole thing then I'd rent them separately. Well, there is only only one meter in the house. It would cost me at least 1500. To add a meter. Also, could this change the classification of this to a two family? If I leave it as is, I now need to figure out how to bill for electric. I'd love to have them both of them billed separately and not have to deal with including heat in rent for either one. Any advice? Also, the studio/garage is electric heat.
