IMO HOA super-priority gets trumped by IRS 120 day right of redemption - the IRS must have elected to redeem the property, paying off any of the HOA liens along the way somehow (maybe only paying them from the proceeds of this auction), or leaving those as an obligation for the winning bidder.Of course, the "Nature of Title" and "Redemption Rights" paragraphs in that link will be in play.

I did have a comment from someone yesterday that he "didn't like what he saw" when he was driving around the rental neighborhood (he called to cancel his appointment to see the house) although I did not press him on what he meant by that.

Im sorry, I used the wrong location, I meant to say south west Michigan by the lake, Im from Los Angeles and I love the weather by the beach, but I also am looking for privacy like a wooded area, that's my main reason I want to move to Michigan, because I know the weather there is nice and its full of wooded areas, my biggest issue is finding something available like that, I am going to be getting into real estate and I want to be close to Indiana because I will be buying multiple properties there, mostly in Indianapolis, I know the travel is inconvenient but I will be doing it full time.

@Elan Azuz As you start to grow, keep in mind it may be beneficial to elect s-corp status so you are taxed like a small corporation but are still an LLC.
