No checklist, no move-in with the apartments I used to live in.Maybe they have questions, don't know what your standards are, are busy unpacking, or not sure if a carpet stain or something small is worth noting on the checklist or normal wear and tear.If they don't submit the checklist, what's to stop them from claiming some damage was already present-- when they caused the damage?

In other words, even if a wholesale deal in my area even within the 65%ARV less rehab costs criteria, I would not have enough money to acquire and do the work using only the credit line.My question is 2 fold:1) Can I use the business line of credit as a down payment, then get a conventional mortgage like a 203K FHA to purchase and rehab the property. 2) Can I refi out to pay the loan if there is enough equity built into the property when the rehab is done.Not really sure whats an effective way to use this line of credit, if all the wholesale properties in my areas are priced in the 150k range.

Geographical Location: Japan (the most honest, reliable and enjoyable business environment on the planet, in my opinion - tenants stay for 4-5 years on average, with 15 and 19 year tenants not uncommon - NEVER intentionally trash or damage a property - honest realtors, sellers and insurance folk, etc etc)3.

. - Tenant tries to use this as a "well, we gave you granite" excuse later if they are late on rent, don't pay, or cause property damage. - Perhaps some concerns about tenants putting money into the property and somehow getting some vested interest in the property.I would say that the contractor doing a bad job is the most likely.I've head of tenants doing some upgrades and it going well.

I am always up front with prospective tenants that security deposits are non-refundable prior to moving in (and after the become refundable assuming no damage to the apartment).

A lot of the filtering that I wound up doing had to be done by hand, because there is no excel macro that is as effective as the ol' mark-1 eyeball for spotting irregularities.
