@Amber Koontz, yes, I used the BiggerPockets calculator as a starting place, then customized it to meet our needs.  

I'll just keep picturing 10ft snow drifts for the slopes :)

Michele, On the other hand, I have found that every time one  of my clients goes through a big bank, they become another number among the thousands of customers that bank has.

I would reconsider, at least until you have a better opportunity in hand.Also, take the time to update you profile, including a picture.

I'm sure the bank is constrained by privacy protection regulations, other compliance issues, and customer service reps who know and can only work in a certain "box" that does not include the situations investors like you and I face.One situation was a flip for me.
