You can work it into the deal to make sure the agent is on board.

If you have a boarding house size property you might find by the room better but 3/4 bedrooms a group I think works better.

Get involved with you local board and propose a rule change.

They also have a point of sale that really serves no purpose since most of the houses are boarded up and half burned down.
