Paying cash upfront would make anyone difficult to evict if they caused other problems such as illegal activity on the property. 

I don't want to cross some line that could cause me to lose everything.

But I'm wrapping up my 4th home and sold it a month into it cause the buyers seen my last flip and wanted to lock in on this one.

Don't just follow the numbers, there is so much cheap housing down there but it doesn't mean its a good deal cause the unit cash flows whatever arbitrary number you desire.

While I agree that fear and hesitation can be helpful in getting us to be more meticulous in our approach I think that humans can also end up falling into the trap of some other dangerous traits which do cause us to be our worst enemy. 

This means the contract will need to be remade, which will then cause it to be an extension of new credit, which could also cause it to come under fire of new regulations.  

I couldn't tell you how far off I am with the seller cause they usually don't want to give the price they want.

If the delay was caused by miscalculation of time rather then being shady I think you may have reacted too strongly.  

To me this is a win/win, this saves me the time/money to have a sheriff come out, it gives him an incentive to not put a sledgehammer through walls, or cause damages, and to him, it prevents a judgement on his credit report, it saves him hundreds of dollars in a judgement, and possibly even will prevent, the eviction from coming up on future landlord screens(which is something I don't like, as these type of people and their actions need to be public record).Thoughts?
