To get to the point, from my first mail out campaign, I received a couple of calls of possible deals.

Nearly every HOA in the city is going to have a restriction on rentals of anything less than 30 days (if not 90 or 180 days).Okay ... so that's if you want to play by the law. 

They develop ad campaigns, send out mailers, drive for dollars, call landlords who want to get out of the business, or buy pre-forclosure lists, etc. 

What kind of restrictions or rules are in the area?

To my knowledge there is no restrictions on the amount of assignments that you can do annually in CA.

Did you use profit from that flip to fund your marketing campaign?

my view of CA law (I am not a lawyer) is that you cannot restrict occupancy on a unit to less than 2*(number of bedrooms) + 1.

My homes all have large fenced backyards to accommodate large dogs, but I have a restricted breed list due to my insurance, which includes any mix of breed containing what is commonly known as pit bull, akita, rottweiller, etc... 

Evernote (free version) was a great app when ran it across multiple devices, It is now restricted to only two devices for free but if you can pay for it.
