Lease Option Assignment in California

Hi everyone! I am an investor in Socal looking to do some lease option assignment deals. From what I remember, there are some limitations on how many contracts you can assign per year in California without a real estate license. Does anyone know how many?

Also, any recommendation for a good escrow and title company in Los Angeles County that can help me with a lease option contract assignment?
