Should I put more emphasis on curb appeal or interior with the other priorities?

Landscaping is also key, and helps with curb appeal. light fixtures don't need to be super expensive and they can eat your profit.

Easy way to allow guests to get familiar with the area.Cleaning crew and initial welcome basket seem like great ways to really boost your reviews/referrals as well.

@Vikram Vedanthamyes, sure, you need calculators to run the numbers, but that's not the hardest part - the hardest part of BRRRR is... every part of it =)you need to find a great deal way below market value where you can significantly boost the ARV via the rehab. 

Its worth it to try and buy him out, but my experience is that it takes right around a month, from posting 3 day notice to getting the red-tag (which is the official "we are about to throw your stuff on the curb" notice the deputy sticks on the door) ..

High end finishes like nickel faucet handles and crown molding won't help the property if the curb appeal and exterior is a shamble. 

Wondering how these people are getting the $500/month, unless they're just leaving a ton of equity in the house when they refinance to boost the cash-flow.
