Bathroom remodel costs???

Posted

Closing in a house May 1st that I bought for $47k. It's currently appraisal is for $54k. I am planning on adding a few things to increase the value of the house and hoping to be in a position to sell this time next year. I am focusing on the one full bathroom, painting (inside and out), adding a fence for the yard and fixing up the front and back porch...all of which need some attention.

I have about $10k to work with.

With that budget, what should I put the most money into to increase value? My initial thought is the bathroom since the tub needs replaced for sure anyway.

Should I put more emphasis on curb appeal or interior with the other priorities?

This is my first house.

I have put good used tubs in that looks like new.  My opinion is fence would be last thing installed.  IF the house really NEEDED something you may as well do it now.  You will get dinged $3 for every dollar spent.  New buyers will get a home inspection OR mortgage co will sometimes.  Besides better every thing looks the better, and faster it sells.  Even if you take out a home improvement loan to do so.  Of course neighborhood has to be good. Used fencing can be found also If you look hard enuf. Don't cheap out but watch out and conserve your coin.
