Rentometer has a free option that is fairly basic like number of BR and bathroooms only (I am not even sure it took bathrooms). 

I’m currently getting the finishes done through a friend (installing the bathroom vanity, shower head, toilets etc.) but want to make sure everything is done correctly and it passes final inspection.

Nice little house, renovated bathroom, one car garage, needs small things done like new paint on trim and basement, some carpentry work on back porch/steps, new gas range/oven.

There are 3 full bathrooms, and the other two "bedrooms" are on one end of the house, which was converted into a "mother in law" section.

This can be replacing counter tops, bath vanities, carpet, etc.

We'll eventually add another bedroom and bathroom so my girls have their own rooms and put in nicer finishes, but it's tough to justify nice things with 5 kids abusing every surface!

There seemed to have been quite a bit of plumbing issues:1) Piping under the bathroom sink of 3 bathrooms had a leak and pipe replaced2) Leaks in the walls behind tub faucets due to piping issues  for 2 of the bathrooms3) Leak that went down all the way to the garage roof from one of the tubsThe owner said the issues have been fixed for a while now.

I would look at the closer recent sales and pick those that best represent the Subject's other characteristics (location, bedroom count, bathroom count, remodeled condition/upgraded, 1 level or multi-level, etc, and they you adjust for any differences (gla size, etc), to come up with an estimated value for each comp.

The home is Ideal for the expanded family w/ three bedrooms, two bathrooms, a massive family room, and two fireplaces.
