These are just the realistic bare minimum annual expenses you can expect to incur.  

A profile picture is also key as it puts a face on the name. :)

But face it, it is probably the cheapest marketing you will ever spend!

If a mugger puts a gun to your face, you'll never be able to draw in time to make a difference.

I had a client who almost lost her life changing a smoke detector battery, it was going off in the middle of the night and was on an 18' tall ceiling (why it had to be there I know not), she got an extension ladder out to change it, unfortunately the bamboo flooring allowed the ladder to slip and she slammed face down on the floor, a most awful accident...teeth, jaw...etc....it was really bad. 

As well as having resources for agents when faced in unique situations.

Ideally I was hoping someone local would be available to set down face to face its my first time doing this and am just trying to be as cautious as I can thank you all for your help.

It seems like the expected rental income would barely (without knowing your actual mortgage numbers) cover the payment.

Right now I'm scoping out neighborhoods that a) cash flow and b) are someplace I could stand to live for a year.  

Once you approach the right house, I'm sure, you can work your persuasive magic face-to-face and do an instant assessment of the home right there.
