Looking at it as a landlord it's a tax on people who rent (bad) and on newcomers to the state (less bad; still bad).

Essentially had three 401Ks with different custodians and simply did a “rollover”.Luckily, my laziness paid off as most folks are told to roll it over to the current employer... bad idea unless it’s either mandated or required (usually <5K vested balance per 401K).

A fellow I trust suggested looking first in markets where you have friends/family/boots on the ground who can be local guides, and only going into a market cold if you have no other choice.

When they didn’t cure it you could have taken them to court and eventually evicted, which would have resulted in the lose of their voucher, and more importantly, remained on record as a warning for other landlords.If we as landlords don’t take the small effort to take bad tenants to court, even when there is not hope of collecting, so as to warn other landlords, we are letting our industry down.

Hi @Scott Granberry - HELOC is an excellent choice in financing deals, you can also use your IRA through a company such as Quest IRA to fund the entire deal or just a portion of the deal.

I had been holding on to this money for a couple of years hoping to get a multifamily , but the prices in NYC are just crazy right now, I feel that we're in a bit of a bubble, and it came down to a choice between keeping it in a 1 year CD and generating 4K,or paying off my mortgage and saving 8K/year.
