Automation is key and this snag is driving me up the wall. 

Does anyone have any recommendations for or against any of the automated services?

I have looked at a couple of list, articles and blogs about property management software.

I also use a software that sends it out to a few different listing sites, like Zillow etc.

However, new opportunities do pop up all the time, so if you are actively in the market, have your Realtor set you up on an automated search system so you are the first to know. 

It is like if Software Engineer charged a client because he used his laptop and standard software.

(escrows get there own account, and are not commingled)4) I setup automated transfers out of individual savings accounts and into either the checking account, or another bank, for fixed recurring expenses (eg: insurance, mortgage payment, HOA, etc).5) For non-fixed payments (taxes, utilities, repairs, etc), I simply transfer from the savings to the checking and make the payment.6) I collect all my rent through cozy, which auto-deposits into the checking account.
