You could encourage her to switch over to automated ACH payments with a discount perhaps.  

Then neither of you have to worry about late payments and everything is automated.

I do look at the background check seriously but smartmove is not a person so the automated formula can be outweighed by whatever else you have in front of you.

alarms, fire detection, fire surpression, moisture detection and other home automation systems are all things you should check on for discounts for your rentals and residential properties. 

I would automate rent collect via bank draft so that doesn't become a face to face issue.But, besides that, being an onsite landlord worked for me - I hope you enjoy it as well.

Below are some of the things I've done to try to streamline and automate my processes so that I don't have to provide as much input.

When tenants put in a repair request through the PM's automated system, she will send me a copy so I know what is going on.

It does take a few days for the money to hit your account but it's a nice user interface - automated and my tenants seem to like it.
