What I would do, is find a small bank where that same loan officer gets to do the conventional loans (conventional loans put zero pressure on their portfolio because they sell them even before you close)  use the profit motive of that loan as leverage to encourage them to get a fully amortized commercial loan. 

Easiest option as its move in ready with exception no central air (researched ductless air systems looks like 4k to install one ).

This may be the toughest thing to do with people our age because there is so much peer pressure in college to go out and drink, eat, and "other things."

Plus, 3 or 4 of my officemates heard the debacle and encouraged me to do so, so I probably felt some peer pressured to talk to the cop as well.I'll try and get some pics up.
