We're nearly neighbors.My rental unit is a 4 bedroom, my tenant lives in one bedroom and rents out the other three bedrooms to airbnb guests, so he ends up living for free (while paying my mortgage).

opinions will vary.. however wholesaling is a pretty advanced activity and quite difficult really.to do it well it incorporates many different diciplines and you need to be on point with all of them.just like being an agent.. 90% of those that try wholesaling fail.. that's a fact and they go into debt doing it or blow their cash.50 to 60% who try to be real estate agents don't make it either.. but if you can get past the hump so to speak being an agent can be a lifelong rewarding career.. most wholesalers don't last a long time as they get to doing something else.and it really depends on your market.

@David Huynh, rental real estate (passive activity) wouldn't count. 

What will you do to be sure work requests are fixed in a timely fashion, how will you handle and process leasing activity and rental applications, how will you handle access issues at the properties, how will you do bookkeeping, etc... .

Like James said there are any number of providers and brokers active here on BP.

It's tough waiting out the clock but with several active projects and a pretty good pipeline time flies by.

We are actively looking for others. 

But as a short term rental i dont think guests will see or understand the defects of the house and i can slowly fix the issues over time.

I know which is very high, my property is listed as non residential as per water company since meter is 8in, currently I am paying as a landlord full monthly water bill and all my profits this bill is eating.I ask the water company my property has submeters if i make those active is the water bill going to reduce by making the property as residential?
