If you listen to the 2 podcasts dedicated to mobile home investing, or take the MH University course, they all seem to agree that 30 spaces is their minimum, and 50 spaces is ideal for an on-site manager.

It's got 6 spots, 3 mobiles in there, a shop, and a restaurant (which I want no part of I'd turn it into storage or something) Every inch of my home town,  trailer loving spirit wants to own this park.

At that point I said to myself other than electrical and plumbing I am going try and learn to do it all...I had never done anything outside changing a light bulb and painting some rooms. lets just say my mobile device and specifically YouTube became best friends.

I have a contract on a property in Hiawassee, GA on a lot with a double wide mobile home on it.

I simply asked them what process do I need so I can get title insurance... the person in possession would not come to title to sign.. so the only thing I could get was this assignment ( which I had a mobile notary show up so we had a notarized sig) ..

I am interested in getting into mobile home investing as well - however I am very reluctant to deal with owner financing, lending to buyers, and the prospect of having to evict someone.

But, then checked it out on a Zillow app and realized it was all for naught because it all became a unreadable mess if you're looking for a place on mobile.

That is a great service and the price is very reasonable.I can see that being very useful.Did you ever look at settlement statements and see the $50 to  $100 charges for mobile notaries
