Does any one own a profitable park that's in BFE?

I just came across a listing for one that's 1.5 hours outside of my Booming hometown, and about 30 mins from a fairly large town....but it's literally closest to a place classified as a ghost town.

It's got 6 spots, 3 mobiles in there, a shop, and a restaurant (which I want no part of I'd turn it into storage or something)

Every inch of my home town,  trailer loving spirit wants to own this park. Does any one have a similar, middle of no where type of park that produces good cash flows?
