I remember back in the early 2000s there were a couple of big name note websites that were full of daisy chained notes and notes that weren't worth the paper it was written on but they were getting sucked up by dumb money. There are still a number of "guru"s that come out every now and then with a book or seminar on how to get rich quick buying and selling notes.

I have read a couple books and even to went to a "Guru" seminar but for additional mentorship from the guru I would've had to pay $2,000 dollars and quite frankly it seemed like a sales pitch more than anything else.I was even nervous typing this first post, but I know if real estate investing is something I want to do then I must take actions towards my goal and network with people anyway I can.So if anyone has any advice for me feel free to comment, I am currently looking for a second job to increase my funds for investing and marketing and also available to help to any wholesalers or real estate investors in any form so I can gain more knowledge of REI.

I've seen REO's listed for $30k more than a ready to move in house down the street,,either the agent was crazy or the bank calculated value by what was owed on it.The bank has to realize the loss on its books when the sale occurs, until then they still have an asset, and they are putting down what they think its worth,,,if they aren't ready to realize the loss, they may keep a higher value, then reduce it over time to keep from taking too much of a loss at one time (another reason they sit on inventory so long, they don't want to sell too many at once)andy

He said "Jeff they are smart, they know it's only me in here and it's 3 of them against me, they wait until there are no witnesses before banging and making noise"I could write a book about this guy and I have only dealt with him for 17 days so far, not even a whole month yet.

My gut is telling me that it's going to be a bumpy year for real estate considering interest rates going up to around 5%, tighter lending requirements, lower FHA loan limits, the big hedge funds and REITS moving out of the cash market. On the other hand, inventories are low, distressed properties are being taken off the books and defaults are low.So demand will outstrip supply in most areas of the country if only slightly. But that's just what I'm feeling.

The corporate life is becoming very monontonous and way to political these days so I am taking the plunge to learn a bit more about REI to hopefully someday (soon) make a leap and fulfill a dream. My experience is limited to a few books, some great reads here on the BP forums, growing up in a DIY family (so I am pretty confident in basic carpentry), and priding myself with common sense.
