Newbie in Dayton OH

Happy Holidays and Hi to everyone!

My name is Rich. I am in Beavercreek, OH (Suburb of Dayton). I have been stalking the forums and blogs for a week or so now and decided it was time to join and introduce myself. You guys have provided so much information and helped put my mind at ease on some issues! Thank you!

I am currently looking at getting my first REI property. Financing has been approved and the down payment is ready. It is quite exciting and nerve racking at the same time.

Looking at doing a buy and hold strategy to generate passive income (I will sell if the market is right and I can upgrade properties). Going to start small with one 2-4 unit property to see how the management and cash flow will go. Once comfortable I would like to expand to multiple quadplexes. Down the road I would be very interested in a much larger property but want to make sure I can handle the ownership/management of some smaller ones first.

My wife is very risk adversed which makes this first purchase quite the battle at times but I am very confident we will be successful and grow our portfolio over time.
