Who has a recommendation for a company that can get you a mailing list for certain areas and send out letters/post cards to generate leads?

I’ve read plaintiff bank will usually get top bid- and small investors will almost never win.  

You either accept the 1.5K rent, appeal the decision (rarely a winning choice) or you deny the tenant.  

You also win from the standpoint of less stress in finding someone that will believe you are telling the truth about your actual income. 

Just pay very close attention to the legal steps/requirements to evict in your State, or else the tenant may win on a minor technicality and you have to start all over.You can always wait for the Lease to expire then give proper notice that you will NOT be renewing the Lease.
