Who are my more likely buyers or who could I seek and call for these types of properties?

The area is more C+, bjut I'd never recommend buying a property with tenants in place unless there is (a) a strong and documented record of timely rental payment; (b) you have the opportunity to speak to the tenant about the condition of their unit and the property in general prior to the purchase; (c) you run a thorough background screening on the tenant to make sure they will pass your standards for a resident.Agents often seek to sell properties when they should strive to build relationships by offering good investments.

So should I take care of the hotel bill and then seek reimbursement from the person who started the fires insurance compnay?  

**This is where it really sucked, I could not refinance myself out of the property quickly enough and had to get a part time bartending job (14 months) to avoid penalty and payments. 3) Triplex - Owner financed w/ 10% down, cash cow (over 2% rule)4) SFH (non cash flowing) - owner occupied w/ 5% down and house hacked that w/ 2 other roommates off the bat. 5) 4 plex - 70k cash out refi from my Condo (2/2) and used it as a downpayment on this 4 plex, another cash cow (over 2% rule). 

I signed on with a broker when I was seeking FHA loan but since then Im looking to go the cash route and asked broker to set up a viewing of the property.

Legally, you must be careful with this because you can't necessarily turn someone away "because you think they can't afford it", but if you have written standards, this will give you the leniency you need to weed out poor tenants.Obviously seek out an attorney on this. 

Trying to preserve my cash, so contacted hard money lender....2.5% origination, 10% annual, paid monthly, no pre pay penalties.
