Hi Everyone,After several inspections that I did (4 to be accurate), I start to think that my inspector is not professional as I got used to from other states I bought...The report almost has no photos, most of the data is general for all report (such explanation on the issue that is being tested) and complete areas that he doesnt check (for example in case of rodent - he completely stops the inspection in the room/space/area).From old inspections I did, all reports were with plenty of data, pictures (and one unique contractor in Las Vegas even had price assessment!).

If I were using a contractor I would not bother trying to save money buying at discount since the tenant would be paying full contractor cost and I would not make any profit.

I am looking for a recommendation for a contractor that works in the Brea Canyon area.

The ability to do drawings for permits, and to send out to sub-contractors to quote, would also be required at times.I want to make my flips as easy as possible for a subcontractor to quote. 

I cannot purchase the property myself as I do not have the funds for it.However, I have found an investor whom I’ve showed the property to and is interested but needs to get inside for the contractor to give a repair estimation to get actuals.How do I set this deal up so that I can ensure I make money as the finder?

Here's what I'd like to do:I received a quote from a contractor recommended to me from a realtor I connected with here on BP.

After meeting with the contractors for the 3rd time they are requesting a blueprint, lesson number 48, get an engineer to draw your blueprints.

Does anyone know a contractor who has specialized in mixed-use rehabs and has worked on similar projects in the area?

I will be responsible for securing the debt, finding the contractor, performing the work and getting the units rent ready as fast as humanly possible.That being said, I just want each of us to make an equal investment, receive equal cash flow, capture equal equity at exit and maybe add an equity sweetner at the end for the other partners who are teaming up with me for the first time.
