You can find it mentioned in the FAQs on the city of Denver's STR website here, but to make it easy, here's the language on there:Each unit in a duplex is a separate primary dwelling unit, so the primary resident of each unit may obtain a license to conduct an STR.

WE just compiled our own with the use of an attorney, using all the ones we had in the past but adding all the new language regarding bedbugs, rent control for SFR, etc.

So for instance if interest rate is 4 percent fixed for 5 years then the next 5 years instead of MARKET RATES which lender like to do the language says prevailing market rates up to a cap of 6 percent.This way you can model out worst case scenario putting the debt at 6 percent and seeing what it looks like for years 6 to 10.

In the future officially change the lease to tenant paid utilities if it is not already stated that way and turn utilities off on the day the lease starts.

I cannot (and would never) communicate with the tenants that until I am the legal owner of the property but the P&S has strong language that no lease can be amended, extended, colored blue, etc.
