Your new taxes are based on the PP, if it was significantly higher than the previous, well your sh@#@it out of luck.

One could also base it on an independent appraisers report or other basis that can be reasonably justified. 

That's a really rough summary and just based on my recollection, but the point is there are solutions available. 

Any "ward" in Houston should get some questions going, but majority of Houston based agents will push this ad nauseum especially the one's on here and have been the better part of the last 2 years. 3rd ward for MTRs, STRs, and travel nurses and 5th ward for fix & flips; but only an idiot would buy a 5th ward property without doing their diligence.

I'm a licensed builder in NC based in Shelby with quite a bit of experience.

Personally I'm not really worried about natural disaster type issues in DFW. 

  #1 employer is the state government with the capital here, and the #2 employer is the Federal government with 3 military bases. 

Based on my 20 years in Tampa, I'd strongly recommend considering it.

I agree, the term itself seems to have been the result of backroom jargon as any pool sold or collateralized will be based in part on the WAM, Weighted Average Maturity of the obligations.
