Keep in mind that a general purpose loan must be repaid in a maximum of 5 years, so if you borrow the maximum $50,000, you will be paying quite a bit per month on that loan.

Each seller's situation was different, and each person had a different personality type, negotiating style and level of motivation. 

If you had to choose one over the other, would you rather have an experienced Mentor or participate in a Mastermind, a group of like minded individuals pushing you to succeed while holding you accountable. 

I am sending out 130 hand-written yellow letters to absentee owners and tax-delinquent (multiple levels of motivation,) as well as approximately 500 handwritten notecards to individuals from inheritance, divorce, and a couple other lists (that I got from Listability.)

With that in mind, would you consider for a potential 1031 exchange someone with $50K or even $100K?!
