I've watched videos like this one: I've also set up our project on a local crowdfunding platform (we're live right now), have been using Social Media marketing to capture leads and doing all of those things.

One tenant has been paying rent via auto pay on a platform we have agreed on. 

@Barbara Gardner doorknocking is a great idea as is offering a referral fee for people who send you motivated sellers (post closing of course) the cash you’re offering to put up for the leads may mobilize the people that are seeing your posts on Facebook.

I just checked on nextdoor.com and searched your location and it looks like y'all may already be set up https://nextdoor.com/city/bremerton--wa/ There is a lot of "my dog is lost" type posting, but with the new real estate tab, they're set aside and even show up in my newsfeed on the mobile app as a carousel that I can scroll through.

For what I do , mobile home parks, I would do the Houston Metro ( currently me ) or Myrtle Beach South Carolina ( mobile home parks) .  

@Reid Hanley Have heard it costs more to pay the utilities and repair costs on the machines for a laundry facility in mobile home communities than it's worth.

What is the best way to begin investing in mobile homes in college town that already has a predominant number of mobile home park for students?
