Use a warranty deed to avoid loosing your title insurance.Look also at using land trust to avoid the due on sale clause.Last, depending on the value of your properties, you may want to put each property in different LLC as in case of inside liability in one of them you dont want to risk loosing all three of them at the same time.

So I have a duplex under contract- In a C - area, - All Brick exterior, - Cpvc updated, - Electrical looks good, -Both AC are 8 years of age, - Roof looks good, - Tile floors, - Rent should be around $1200 gross monthly and net would be around $600.The other day, I attended the home inspection and as I pulled up, I realize the next door neighbor had about 5 pitbulls (not exaggerating) all loose in the front yard.

I'm new to this but I don't want to come off as an amateur, but I think this tenant is purposefully testing their bounds with us.I'd really like to keep them as a tenant as they are in at a good rate for us and they are the kind of business that we like to have as tenants, but I'd like to find a way to get them back paying again.What can I do to help compel them to start paying?
