They all have been paying what they were suppose to do( some were few dollars less on May), with the exception of my Student housing. ( This company has not been around that long and it was my mistake that i did not follow my own advise on this one) The Bottom line, Since I am the age that no longer want to manage my properties, this is a great option to get pay around 5% interest on my money on monthly bases and cut on my anxiety.

Lesson learned.I agree with you absolutely, you can still find value and quality.BTW, the first painter wanted me to pay 50% up front (plus, I was already buying all the paint and supplies), so I had no real leverage over him when he did a poor job.
