They all have been paying what they were suppose to do( some were few dollars less on May), with the exception of my Student  housing. ( This company has not been around that long and it was my mistake that i did not follow my own advise on this one) The Bottom line, Since I am the age that no longer want to manage my properties, this is a great option to get pay around 5% interest on my money on monthly bases and cut on my anxiety.

These deals weren't something that can't be improved upon if you got a second chance... these investors have almost nowhere but up to go w/ the lessons learned (assuming they get/got a buy back).

Lesson learned.I agree with you absolutely, you can still find value and quality.BTW, the first painter wanted me to pay 50% up front (plus, I was already buying all the paint and supplies), so I had no real leverage over him when he did a poor job.
