Is there a lender that will loan just the purchase price, collateralized on one of my properties (2nd position, well under 70% LTV) so I can bid on it? 

I recommend you add a little more detail to this post.. what kind of property etc etc.I have done probably more than 12 to 15 deals in south side all 2 to 4 flats.. at first they all sold to investors the last 3 or 4 sold to owner occ. 

Going into partnership solely because you’re friends usually doesn’t work out well.

I said yes and it closed last week.Yes there are motivated sellers in the OC still, even in the higher price ranges...Good Investing...

Also realize your insurance is based on the number of units as well.
