Brett, it's always best to tag your location when posting a question.

This is most likely going to be on you, but if you post any lease language that makes the tenants responsible for paying for or reporting repairs - post it and we will try to get aggressive.

Some owners want to purchase the materials directly and this can be a good idea in that they will be in direct privity with the supplier for warranty and post install service requirements where the GC may be hard to get back involved.

Now I'm thinking it may make more sense to  save some $, move out after the requisite 12 months of living here, then get it all done at once post move out.

You are highly unlikely to curb the tenant's behavior because:1) It seems they've been doing what they want for a while and now feel entitled2) Your post shows you don't have the assertiveness necessary to deal with this situationSo, recommend you either hire an attorney to start the eviction process or handle a PMC.

I say this not to scare, just to inform and let you know issues I’ve had and seen friends have.
