Something that has been working for me so far is listening to all of the wholesale podcasts from bigger pockets including some on the rookie wholesale podcasts that can be extremely motivational. 

It is incredible how many Tech start ups get started in a year and/or the growth on existing tech companies that few people have ever heard of.  

I'm having incredible analysis-paralysis and don't know how to decide from even looking at the analysis tool. 

Use this as motivation to start creating a troubleshooting manual for common problems in a rental.

Property Managment is incredibly difficult to do well, so it can be worth it to pay a little more to find an expert in your market.Good Luck and Happy Hunting!

Guaranteed rent payments, annual (or more often) inspections by the agency, constant pool of motivated tenants.

Now I am at the harvest stage refinancing those apartment complexes in for tons of cash back (tax free again) on brand new incredible Freddie 3 years interest only, 10 year terms between 3.5%-4% fixed NON-RECOURSE loans.  

The house is a wreck and probably needs to be demolished, but I gave her my info, and she said she'd like to get rid of it (she's out of state and motivated to get it off her hands).

I'd pay the first round of treatments, while informing them (and have in lease) that they will be responsible for future costs of pests as motivation to keep the place clean.
