Page 9 of Publication 527 specifically includes mobile homes in "any real property that is a rental building or structure (including mobile homes)" So your colleague is incorrect; the manufactured home is residential real property, not tangible personal property (chattel).

You should also be able to see where that jump came from, they may have calculated that space incorrectly. 

Your incorrect statements and lack of experience about Direct Mail can hurt a lot of people in lost time and money.

Real Estate school will only teach you incorrect info to pass the state test (at least in AZ), I teach it so trust me on that!
