First unit has 3br, 1bth, living room, 1 kitchen 2nd unit/2nd flr has 2Br with 1room that can easily be converted to another bedroom. 1bth, 1 kitchen and 1 living area.

It is even harder to find a deal so good the investor you sell it to can make money and there is still enough room for you to take a cut too.

I'm currently looking for a 2 - 4 unit multifamily and just want to know how many rooms are good for each unit?

@Tony TibbarIf you do all your paperwork at home, you'd want to have a designated space at home (ideally, a room) that is used for work exclusively.

Long story short, the loan you get will be for the ARV of the property based on the repairs you make, so there might not be enough room to BRRRR such a property. 

I MIGHT go a little lower (1.7%) if I really like the property and I think it has potential to be more valuable in the future (college rental by the bedroom or add a bed room after existing tenant moves out, etc).These house don't appreciate much, but the cash flow is amazing.

If I was to do a condo conversation I would do 3D renderings showing all the rooms and what the place would like furnished.
