There may be some work needed that scares off retail buyers or sometimes it's simply a bad listing due to no photos and a terrible listing description.

Then, determine your buy box that further defines the type of property and the geographical location.I think it is important to remember that whatever you start with in your buy box can change and evolve over time. 

Basics are address, legal description, legal property ID, price, earnest deposit, and a boatload of state specific disclosures.

However those records are only searchable by name and/or legal description  FYI- The poster knows the difference with the signs as he gave me the HUD case #

Just be clear in the listing description and advertise them as private apartments with common outside spaces.
