Don’t get me wrong - by cash flow positive, that assumes the same generous financing terms I was able to get with motivated owner financing and assumes me not hiring a property management company or having to pay them a portion of rents. 

Anonymity is a bonus.

Binding acceptance dates, contingencies, any bonuses or incentives offered, etc... 

Then reinvest the profits in larger deals like commercial and multi family.Your deal split sounds very fair and generous as it sounds like you could do the deals alone with a GC and Pat then a fee.For private lenders I would recommend paying a straight preferred return and not doing equity splits.

I had that same problem on a house in Maryland , I took the gutters off , havent had a problem since , bonus was no gutters to clean . 

His company paid the rent and he was generous enough to fix every issue that came up as well as all of the general maintenance which saved us a lot of overhead cost and padded our bottom line.
