If the market shifts or similar properties are selling for less, bring this up as it might make your offer more appealing.However, if after several attempts there's still no movement and you feel the deal isn’t going anywhere beneficial, it might be wise to focus your attention on other opportunities.

As long as your comfortable with your numbers and the sustainability of your cash flow there's nothing wrong with higher equity to get that cash flow.Or the other way with 2 smaller properties like @Peter Mckernan said.That's the beauty of the 1031. 

I don't want to discourage you, but just make sure you aren't putting yourself in a situation where your feeling things pulling apart at the seams.
