divorce Subject to lead

I have a lead who i offered a subto/seller finance option to. back story lead is getting a divorce and can get ~340k if listed. asked 300k if sold to me, everything updated within past 5 yrs except carpet and interior paint. I offered subto/seller finance, with a down payment to take care of ex-wife's equity, and a balloon payment 3-5 years. my question is if i use a TREC contract, would and list the details of the transaction, is there anything else i need to do as far as paperwork besides the contract?


also am i able to assign this contract to another buyer if i feel that is the best way to go? if so how would i go about that? a double close or would it be more of an addendum and replace the buyers name with my name.
