And so I bought the Quail Ridge in HGTV and they ended up giving me the Superpaint at the HGTV Home price because they were out of the HGTV Home base that would work with the Merino (evidently Merino and Quail Ridge use a different base)I got semi-gloss for both colors and neither appeared shiny.

If they're just not paying because they think the property isn't worth the price they agreed to, not so much.2-The price the bank will accept in a short sale depends almost entirely on what evidence can be provided to show that the house is worth what you say it is.

All evidence has pointed to that being a pretty hard and fast rule of thumb that one ignores at their peril.OTOH, I think there is an underlying idea that owning a rental that currently has negative cash flow when the 50% rule is properly considered may be acceptable.
